Both. We have core crews, 100-150 employees, then utilize 5-9 subcontractors to fulfill all contracts

Anything commercial from small downtown high-rises and parking decks, to airports, and anything in between (HOAs, Apartment/Condo complexes, light commercial and industrial, shopping centers, car rentals, local toll roads). We don't service residential.

How would you determine when to begin plowing snow? Expand

This is dependent on your property's needs. For example, for a hospital, there has to be a zero tolerance for snow and ice. For other properties, we will work with you to determine the "trigger" (ie. do we tolerate 1", 2" or 3" of snow accumulation before snow removal begins). Please note we will not allow a tolerance over 3 inches. We have snow and ice patrols in our contracts, ensuring that our team will go out and measure snow accumulations in different locations.

What would be your communication plan before, during, and after a storm? Expand

We utilize Skyview weather service for forecasting which sends out notifications when a storm will hit, which allows us to review and create plans 24 hours before an event is coming. Our first mode of communication is from our Account Managers who email clients letting them know when snow will hit and when crews will mobilize. Throughout the storm, we're always monitoring Skyview weather reports, and Account Managers continue to update customers, letting them know when the crew is on/off (rotating 12-hour shifts). We also follow up 24 hrs after a snow event for cleanup.

Does your company perform a preseason site inspection to look for obstacles or potential problem areas? If using subcontractors, how is this information communicated with them? Expand

Yes, we perform a preseason walk-through with the Property Manager and map out the site where piles of snow can be pushed (snow storage areas). The crews will go back on their own and review all curbs, sidewalks, quality of sidewalks, parking lots, uneven sidewalks to avoid damage and take photos of pre-conditions. We also put out delineators (ex. cones to mark areas we couldn’t otherwise see under snow). The same information that is gathered for Cocal crews will be sent to the subcontractor for that specific contract with a “book of business”. Patrolling to identify snow accumulation and when to dispatch crews is all managed by Cocal (not by subcontractors).
